The number of times an engineered floor can be refinished depends on the thickness of the wear layer: a 2mm veneer allows one light sanding, while a 4mm to 6mm wear layer supports two or three full refinishing cycles over the floor's lifetime.

This makes engineered hardwood a 20 to 40 year flooring investment when properly maintained. Pre-finished engineered hardwood — factory-sanded, stained, and sealed with UV-cured polyurethane or hardwax oil — is the standard in Metro Vancouver, offering faster installation (no on-site sanding dust or fumes) and a factory-quality finish that is harder and more durable than most site-applied finishes.
