Does LVP handle a damp Vancouver basement suite?

LVP — specifically SPC (stone polymer composite) vinyl plank — is the single best flooring choice for a damp Vancouver basement suite. It's 100% waterproof, dimensionally stable, and built to handle exactly the kind of persistent moisture that Metro Vancouver's climate throws at below-grade spaces.

Here's why this matters in Vancouver specifically: the region's high water table, 1,200mm+ of annual rainfall, and older drainage infrastructure mean that even basements that look and feel dry can transmit significant moisture through the concrete slab. Solid hardwood in a basement is a guaranteed problem. Laminate — despite being marketed as "water-resistant" in some cases — has an HDF core that swells when moisture gets underneath it, and in a basement suite it eventually will. SPC vinyl doesn't have that vulnerability. The stone polymer core is dimensionally inert — it doesn't swell, warp, cup, or buckle when moisture levels fluctuate.

SPC vs. WPC — which one for a basement suite? SPC is the stronger recommendation for below-grade installations. Its denser, rigid core handles temperature fluctuations better (basements can be cooler than the rest of the home), resists denting from furniture, and provides a more stable platform if the concrete slab has minor imperfections. WPC is softer and quieter underfoot but can be slightly less stable in cooler, damper conditions. For a basement suite where tenants are living full-time, SPC with a wear layer of at least 6 mil (0.15mm) — ideally 12 mil or more for a rental — is the right call.

The vapour barrier is non-negotiable. Even though SPC vinyl is waterproof on its surface, moisture rising through the concrete slab can get trapped underneath the flooring and cause mould growth on the underside of the planks or on the subfloor. A 6-mil polyethylene vapour barrier laid directly on the concrete before installation is essential. Many SPC products come with an attached underlayment — if yours does, do not add a second thick foam underlayment on top, as this creates instability in the locking joints. A vapour barrier sheet alone (no extra foam) is the correct approach with attached-pad SPC.

Subfloor flatness matters more than people expect. SPC is rigid and will telegraph humps and dips in the concrete rather than flexing over them like a softer material would. The slab needs to be flat within 3/16 inch over 10 feet before installation. Low spots can be filled with self-leveling compound; high spots ground down. Skipping this step leads to clicking, rocking planks, and stress on the locking joints over time.

A few practical tips for a basement suite installation:

Do a moisture test on the concrete before buying materials — a calcium chloride test should read below 3 lbs per 1,000 sq ft, or an in-situ RH probe below 75%. If moisture is elevated, address the source first (drainage, grading, crack sealing) rather than just covering it up. SPC is waterproof, but it can't fix an actively leaking slab.

Budget $5–$12 per sq ft installed for SPC vinyl in Metro Vancouver, depending on the wear layer thickness and product quality. For a 500 sq ft basement suite, expect a total project cost of roughly $2,500–$6,000 including materials, vapour barrier, subfloor prep, and labour.

If the suite is in a strata building, check your strata bylaws — replacing any flooring with hard surfaces requires acoustic underlayment meeting STC 55+ and IIC 55+ minimums, and written strata council approval before work begins.

For a rental suite specifically, prioritize a 12 mil or 20 mil wear layer — thinner products wear quickly under tenant traffic and moving furniture. The extra upfront cost pays for itself in durability.
